When you leave a property empty you need to ensure that it is still insured. You also need to make sure it's very secure and safe to be left. You should check on it periodically too to ensure no one has attempted to break in.

Some insurance policies only cover up to 30 days of being empty and after that you will not be covered. Read the small print carefully and if in doubt ask for clarification.

  • Some people might go as far to steel shutter up a property but this can make it look much more of a target.
  • For under 30 days empty most insurers are happy.
  • Arrange for post to be forwarded elsewhere.

Some people prefer to let out a property rather than leave it empty but this means you need to ensure your insurance also knows you're renting it out, and that you have the various certicicates you need like the Gas Safety Certificate and that your lender has given permission.

To not have the correct insurance is to not be insured.

For short stays away from the property you could use timers on lights and a radio to make it look like someone is there. Asking a trusted neighbour to come and open curtains and bring in the post can also be effective.
