Lodgers and House Insurance

One response I read to the comments was quite shocking! Someone was being encouraged to lie to an insurance company.
This is such a big mistake! It can instantly invalidate your claim when you have to make one - leaving you uninsured and seriously out of pocket.

Always declare all information to your insurers - any changes in your household.

Having a lodger can bring in some much needed money but if you don't vet them carefully and don't make sure your insurance covers you then you're putting a lot at risk.

I've been reading about someone who's got a lodger and has informed their insurance company who will no longer insure them!

Another person was suprised the company that would insure them wouldn't insure them against theft without being broken into. Insurance companies suggested to try for home insurance when you have a lodger include tesco premium and endsleigh

I'm not surprised they won't ensure you from theft from someone that you volunatarily let in your house.
If your kids steal off you you would not be able to claim. If you leave the doors wide open you can't claim.

This is why it's so important to set your own good policy when vetting people. Take up references. Meet them a couple of times. Meet them at their current property. Meet their friends. Take up work references.
Heck if you have kids I'd want CRB check thing doing first.

People who are going to get offended by you checking them out carefully will be a nightmare, so it's a self-fufilling prophecy anyway.

Your lodger would need to be told if their items aren't covered so that they can take out cover.

A few quid at Argos.co.uk gets you a valuables safe where you can lock up your credit cards, good jewellery and important paperwork. I think everyone should have a safe at home whether they've got a lodger or not.
